Discover powerful Dolibarr extensions designed to automate your business processes

1. Module Overview
Advanced BIM Management (Gestion BIM Avancée) turns Dolibarr into a complete BIM management platform and business-level Common Data Environment (CDE). It centralises digital models, documents, stakeholders, validation processes, coordination issues, costs, schedules, deliverables and operational data for a construction project across its full life cycle — from programming and design through construction, handover, operation and maintenance — without modifying the Dolibarr core. The module manages the processes, data, responsibilities, versions, deliverables, coordination, quantities, costs, planning, reporting and integrations; it interfaces with external BIM software for 3D visualisation and geometric analysis while keeping all management data inside Dolibarr.
2. Target Users
· Project owners, delegated owners and owner's assistants (MOA / AMO).
· Architects, engineering and design offices (BET), BIM Managers and BIM Coordinators.
· BIM modellers, quantity surveyors, economists and OPC schedulers.
· Construction companies, subcontractors and suppliers.
· Inspection bodies, operators, facility managers and maintainers.
3. BIM Project Management
Each BIM project links the project owner, prime contractor, architect, BIM Manager and coordinator, main contractor, location and GPS, building type, area and budget, planned/actual dates, current phase, BIM maturity level, delivery method, CDE platform, convention version and a live conformity rate, with a full status workflow (study, design, consultation, execution, site, handover, DOE, operation). Projects are organised into configurable phases and milestones (ESQ, APS, APD, DCE, EXE, construction, acceptance, DOE) each with LOD/LOI targets, planned/actual dates and progress.
4. BIM Execution Planning (BEP / Convention)
BIM conventions (BEP) are managed by version with objectives, scope, use cases, roles and responsibilities, tools, exchange formats, naming rules, coordinate system, units, controls, deliverables and collaboration rules, with a full version history.
5. Information Requirements
Organisational, project, asset, exchange, technical and regulatory information requirements (EIR/PIR/AIR) are captured with category, discipline, LOD/LOI, responsible, expected deliverable, control method, due date and a conformity/compliance matrix.
6. Common Data Environment (CDE)
A structured CDE manages work-in-progress, shared, published and archived files with document states (WIP, shared, submitted, in review, approved, published, archived, obsolete). Each document records discipline, phase, zone/building/level, author/reviewer/approver, version/revision, format, size, checksum, confidentiality and validation dates. A configurable naming engine enforces the project naming convention and detects non-conforming names and duplicates.
7. IFC Model Management
Digital models (maquettes) are managed per discipline (architecture, structure, HVAC, plumbing, electrical, drainage, coordination) with source software, IFC version, object count, LOD/LOI, checksum, coordinate system and a status workflow (draft, deposited, checking, to fix, validated, published, archived). IFC handling is designed as an extensible architecture ready to plug into IfcOpenShell, xeokit / IFC.js, BIMserver or That Open Engine for metadata extraction, property/quantity extraction and geometric comparison, with clear connector configuration and error handling.
8. BCF Issue Management
Full BCF topic management: GUID, type, priority, discipline, IFC object, viewpoint, due date, comments and attachments, with import/export of BCF and a life cycle (open → assigned → in progress → resolved → to verify → closed), rejection, reopening and reporting.
9. Clash Management
A clash register captures hard/soft/clearance/regulatory/reservation/sequence/accessibility clashes with disciplines, zone, distance, severity, assignee, solution and a link to a BCF topic. Configurable control rules (inter-discipline, clearance, headroom, maintenance, naming) drive detection with thresholds, engine and last-run results; clash import, grouping, mass assignment/validation, statistics and export are supported.
10. Model Review & Version Control
Model review sessions record facilitator, participants, objectives, decisions and issue counts. A full version/revision system keeps every model and document version with author, date, reason, checksum and detected changes (objects added/removed/modified), and prevents silent overwrite of a published version.
11. RFI & Approvals
Requests for information (RFI) carry recipient, discipline, priority, due date, answer, cost and delay impact, with overdue detection. Validation/visa circuits cover models, plans, notes, deliverables and DOE with a decision (approved, approved with comments, to fix, refused), reserve and full history.
12. 4D Planning
4D tasks link BIM objects to Dolibarr projects and tasks by lot/zone/building, with planned vs. actual dates and progress, colour-coded status and overdue detection, feeding a 4D progress comparison.
13. 5D Cost Management & Quantity Take-off
Quantities are extracted or imported by type (area, volume, length, count, mass), classification and lot, and linked to Dolibarr products. Estimates (budget, DQE, BPU, take-off, comparative) hold priced lines; 5D cost lines track budget, committed, ordered, invoiced, paid and forecast-at-completion per lot/discipline, linked to Dolibarr quotations, orders and invoices.
14. Construction Monitoring & Quality
Site tracking and daily site logs record progress, quantities, weather, headcount, works done and incidents. Quality controls (documentary, geometric, property, conformity, site, equipment, DOE) capture conformity and corrective actions; a non-conformity register drives correction and verification, and can spawn a task, a BCF topic, an RFI or an intervention.
15. Deliverables & Digital Handover (DOE)
A deliverables matrix tracks expected/received/validated/late deliverables per phase and discipline with LOD/LOI, format and dates. The digital handover (DOE) module manages as-built models, plans, data sheets, warranties, certificates, manuals, photos and COBie data through a collection-to-delivery workflow with a completeness report. COBie data (Facility, Floor, Space, Zone, Type, Component, System, Spare, Document, Contact) is managed with missing-field validation.
16. Asset & Facility Management
Spaces (building/level/zone, function, area, volume, capacity, occupancy) and assets/equipment (IFC GUID, classification, system, manufacturer, serial number, install/commission dates, cost) are inventoried and linked to Dolibarr products, suppliers and interventions. Warranties (manufacturer, decennial, biennial, perfect completion) and maintenance (preventive, corrective, regulatory, predictive) are tracked with expiry alerts.
17. BIM Digital Control Room Dashboard
A modern dark control-room dashboard shows a header band (active projects, conformity rate, last published model, open BCF topics, critical clashes, 4D progress, 5D budget consumed, DOE completeness, critical alerts), an interactive discipline map (models, published, pending, open issues per discipline), KPI grids and charts (BCF by discipline and status, clash evolution, RFI per period, model versions per month, 5D cost by lot) and an operational to-do zone.
18. Reporting
Decisional reporting spans projects, models, documents, BCF coordination, clashes, RFI, quality, 5D costs, deliverables, DOE and assets — each filterable, printable and exportable to CSV with per-column totals.
