1. Module Overview

Gestion Patrimoine Immobilier turns Dolibarr into a complete real estate asset and property management solution. Unlike a development/promotion tool, it manages an existing real estate portfolio across its entire lifecycle: acquisition, ownership, leasing, day-to-day operation, maintenance, valuation and disposal. It brings 38 interconnected business objects, a decisional command center, multi-axis reporting and native Dolibarr integration together in a single ERP, without any external specialised software and without modifying the Dolibarr core.

3. Real Estate Portfolio Management

Portfolios group properties by strategy, owner, asset class or geography and consolidate value, revenue, occupancy and yield at the portfolio level. Each portfolio aggregates its properties, lots and financials so managers can steer the whole patrimony from a single entry point, drill down to any asset, and compare performance across portfolios.

4. Owner and Investor Management

Owners and investors are recorded with their holdings, ownership shares and contact details, and are linked to the legal entities, portfolios and properties they own. The module tracks each investor's stake so revenue, value and returns can be attributed correctly across co-owned or jointly held assets.

5. Legal Entity Management

Legal entities (SCI, holding companies, funds, individuals) that hold the assets are managed as first-class objects, linked to owners, portfolios and properties. This supports realistic ownership structures where multiple entities hold different parts of the portfolio, and keeps tax, financing and reporting aligned with the legal structure.

6. Property Management

Properties (biens immobiliers) are the core assets: residential, commercial, mixed-use, offices, retail, industrial and more. Each property records its site, legal entity, asset class, address, surfaces, acquisition data, current value and operational status, and serves as the parent for its buildings, lots, leases, maintenance, valuations and documents.

7. Land Management

Lands (terrains) are tracked with their parcels, surfaces, legal nature, title reference and status. Land can be held for its own value, attached to a built property, or reserved for future use, and participates in valuation, tax and disposal workflows like any other asset.

8. Building Management

Buildings (immeubles) structure a property into physical blocks and record their characteristics, surfaces, construction data and operational condition. Buildings link to the lots they contain, to maintenance and works operations, to insurances and to regulatory controls, giving a per-building operational view.

9. Unit Management

Lots/units are the leasable elements (apartments, offices, shops, storage, parkings and annexes). Each lot carries its type, surface, floor, occupancy status and the lease that occupies it. Parkings and annexes are managed as dedicated objects so they can be leased and valued independently or bundled with a main lot.

10. Land Title Management

Land titles (titres fonciers) record the legal ownership documents attached to lands and properties: title reference, nature, registration data and linked asset. They secure the legal chain of ownership and feed acquisition, disposal and valuation processes.

11. Acquisition Management

Acquisitions capture how each asset entered the portfolio: seller, acquisition date, purchase price, notary, registration and acquisition fees, financing and the resulting total cost. Acquisitions link the asset to its owner, legal entity and financing, forming the historical cost basis used in valuation and profitability analysis.

12. Disposal Management

Disposals (cessions) manage the exit of assets from the portfolio: buyer, sale date, sale price, fees, capital gain or loss and the disposal status workflow. They close the lifecycle of an asset while keeping its full history for reporting and tax purposes.

13. Tenant Management

Tenants (locataires) are managed with their contact details, solvency information, guarantees and the leases they hold. The tenant file consolidates their leases, rents, service charges, deposits, property inspections and claims, giving a 360° view of the relationship with each occupant.

14. Lease Management

Leases (baux) record the contractual relationship between a tenant and one or more lots: lease type, start/end dates, notice and renewal terms, rent amount, indexation, service charges and deposit. Lease expiry and renewal dates drive alerts and the occupancy/vacancy picture of the portfolio.

15. Rent Management

Rents (loyers / appels de loyer) generate periodic rent calls per lease, tracked by period, amount, due date and payment status. Unpaid and overdue rents are flagged automatically and feed the unpaid-rent KPI, the collection reporting axis and the dashboard to-do blocks.

16. Service Charge Management

Service charges (charges locatives) are budgeted, called, and reconciled against actual expenses per lease or lot. The module tracks recoverable versus non-recoverable charges and supports the annual charge regularisation between provisions collected and real costs.

17. Deposit Management

Guarantees and deposits (garanties / cautions) record the security held per lease: amount, type (cash deposit, bank guarantee, guarantor), holding status and release conditions. They are tied to the lease and the tenant and are reconciled at the end of the lease.

18. Property Inspection Management

Property inspections (états des lieux) document the condition of a lot at entry and exit: rooms, equipment, meter readings, observations and photos. They link entry/exit inspections to the lease and support fair deposit release and claim handling.

19. Contract Management

Contracts capture the service and supplier agreements attached to the portfolio (facility, cleaning, security, lifts, energy, insurance brokerage and more) with counterparty, scope, amounts and renewal dates. Contract expiry drives renewal alerts, and contracts integrate with native Dolibarr Contracts.

20. Insurance Management

Insurances record the policies covering properties and buildings: insurer, policy number, covered risks, insured value, premium and expiry date. Expiring policies raise alerts and appear in the dashboard to-do zone so coverage is never allowed to lapse.

21. Tax Management

Taxes and levies (property tax, local taxes, tax on vacant premises, etc.) are tracked per asset with base, amount, period and due date. Taxes due feed the dashboard to-do block and the tax (fiscalité) reporting axis, and can be attached to the relevant legal entity.

22. Maintenance Management

The maintenance (GMAO) module manages preventive and corrective maintenance operations on properties, buildings and equipment: type, priority, assigned company, scheduled and completed dates, cost and status. Late maintenance is flagged on the dashboard, and maintenance cost is charted and reported per asset.

23. Renovation and Project Management

Works and renovations (travaux) manage larger improvement, refurbishment and capex operations with budget, contractors, planning, progress and completion status. Works can be linked to native Dolibarr Projects and feed the works reporting axis and the value evolution of the asset.

24. Claim Management

Claims (sinistres) record incidents affecting the portfolio (water damage, fire, theft, structural issues): declaration date, type, severity, affected asset, insurer, estimated and settled amounts and resolution status. Open and critical claims surface on the dashboard and in the risk axis of reporting.

25. Regulatory Inspection Management

Regulatory controls (contrôles réglementaires) track mandatory inspections and certifications (electrical, gas, lifts, fire safety, energy performance, accessibility) with organism, control and expiry dates and compliance status. Upcoming and overdue controls raise alerts and appear on the command center.

26. Valuation Management

Valuations (valorisations) record the estimated market value of assets over time using different methods, feeding the current-value KPI, the value-by-portfolio and value-by-asset-class charts and the valuation reporting axis. Valuation history lets managers track how the patrimony's worth evolves.

27. Appraisal Management

Expertises (expert appraisals) capture formal third-party valuations: expert, appraisal date, method, value and report reference. They complement internal valuations and provide the documented basis used for financing, insurance and disposal decisions.

28. Financing Management

Financings record the loans and credit lines funding the portfolio: lender, amount, rate, duration, guarantees and outstanding capital. Each financing is tied to the assets and legal entities it funds and drives interest, debt service and the net-yield / profitability calculations.

29. Budget and Cost Management

Budgets and budget lines (budgets & lignes budgétaires) plan and track income and expenses per portfolio, property or period by category, comparing budgeted, committed, invoiced and actual amounts. Financing schedules (échéanciers) detail the repayment timeline of each financing, with due dates and amounts.

30. Revenue Management

Revenues (revenus / rentabilité) consolidate all income streams — rents, charges recovered, ancillary revenue — per asset and portfolio. Combined with costs and financing, they produce the annual revenue KPI, the net operating income (NOI) and the profitability analysis.

31. Profitability Analysis

The module computes gross and net yield, NOI, occupancy and vacancy rates and return per asset and per portfolio, comparing revenue against acquisition cost, operating expenses, maintenance and debt service. These indicators drive the dashboard KPIs and the financial reporting axis.

32. Risk Management

Risks record the exposures affecting the portfolio (vacancy, unpaid rent, tenant default, technical, regulatory, market, financing) with probability, impact, severity and mitigation. Critical risks are surfaced on the command center and in the risk reporting axis.

33. Energy Management

Meters and meter readings (compteurs & relevés) track energy and fluid consumption per lot, building or property over time. This supports charge regularisation, energy performance monitoring and the energy (énergie) reporting axis, and links to regulatory energy-performance controls.

34. Dashboard — Real Estate Asset Command Center

The Real Estate Asset Command Center offers a modern, asset-focused dashboard: KPIs for portfolios, properties, current value, annual revenue, occupancy rate, gross and net yield, unpaid rents, NOI and vacancy; an occupancy/vacancy map of lots coloured by status; DolGraph charts (rent collected by month, value by portfolio, maintenance cost, value by asset class); and operational to-do blocks — leases expiring, unpaid rents, late maintenance, controls/insurances expiring, taxes due, critical risks and open claims.

35. Reporting

Decisional reporting spans eleven axes — patrimony, occupancy, leasing, collection, financial, valuation, maintenance, works, risks, energy and tax. Each report is filterable, printable and exportable to CSV with per-column totals, giving management a consolidated, drill-down view of the whole portfolio.

37. API

A REST API exposes the module's business objects for read/write integration with third-party systems, enabling external portals, BI tools and automation to consume portfolio, lease, rent and maintenance data. The API follows Dolibarr's native REST conventions and respects the module's permission model.

38. Connectors

Beyond the REST API, the module connects to Dolibarr's native ecosystem (accounting, banking, agenda, GED) and can feed external reporting and BI tools through CSV export and the API, providing the integration points needed to embed the portfolio in a wider information system.

39. Multilingual Support

The interface is fully translatable and ships in five languages — French, English, Spanish, Italian and German — with no hard-coded UI text. Every label, menu and message goes through the language files so the module can be deployed in multilingual organisations.

40. Security

·       Twelve fine-grained permission groups covering each functional area (portfolio, leasing, rents, maintenance, works, finance, valuation, risk, energy, tax, reporting, administration).

41. Demo Data

A one-click demonstration dataset installs a coherent, realistic portfolio — portfolios, owners, properties, buildings, lots, tenants, leases, rents, maintenance, valuations and more — so the module can be evaluated immediately. The demo data can be removed cleanly at any time, leaving real data untouched.

42. Installation

Copy the patrimoineimmobilier folder into htdocs/custom/ and activate it from Home → Setup → Modules/Applications. Activation creates the llx_pai_* tables, menus, permissions and the demonstration dataset. Configuration (currency, surface unit, alert thresholds, yield parameters) is then available from the module setup page.
