Discover powerful Dolibarr extensions designed to automate your business processes

1. Module Overview
Gestion Promoteur Immobilier turns Dolibarr into a complete business solution for real estate developers (property promoters). It covers the entire life cycle of a development operation — from land prospecting and due diligence through to handover, snagging and after-sales — so a promotion company can steer its whole activity inside a single ERP, without any external specialised software and without modifying the Dolibarr core.
2. Target Users
· Property development and promotion companies (residential, mixed-use, offices, retail).
· Development directors, program managers, project managers and site supervisors.
· Land / acquisition officers, technical and financial managers.
· Sales and marketing teams, after-sales and handover teams.
· Management and finance controllers requiring consolidated reporting.
3. Business Objectives
· Centralise the full development pipeline: land, programs, buildings, units, sales and works.
· Secure the commercial cycle (options, reservations, VEFA contracts, fund calls, collections).
· Control budgets, commitments, financing and cash-flow per program.
· Track construction progress, work situations, quality and risks.
· Manage handover, snagging reserves, after-sales and legal guarantees.
· Provide a real-time steering dashboard and decisional reporting.
4. Land Acquisition Management
Land opportunities capture owner, location, area, asking price, price per sqm, legal nature, title number, urban situation, buildable area, floor-area ratio, estimated units/revenue/cost/margin and a risk level, with a full status workflow (identified → to study → negotiation → due diligence → validated → acquired). Acquired lands record parcels, areas (gross/net/sellable/buildable), legal status, seller, acquisition price and all fees (notary, registration, taxes, commissions) rolled up into a total land cost. Feasibility studies score the land, legal, technical, commercial and financial dimensions into a global score and committee decision.
5. Real Estate Development Programs
Each program links its land, owner company, project manager, architect and design office, planned/actual start and delivery dates, total budget, planned revenue and margin, and a status covering the full life cycle (study, structuring, permits, pre-marketing, works, marketing, delivery, completed, closed). Programs are structured hierarchically into phases (tranches), buildings and units.
6. Property Unit Management
Units are managed individually with a commercial code, type and typology, living/sellable/terrace/garden/total areas, number of rooms and bathrooms, orientation, exposure, view, standing and finish level, catalog price, price per sqm, minimum price, estimated cost and margin. Each unit carries an independent commercial status (available, optioned, reserved, blocked, sold, delivered, withdrawn) and a technical status (not started, under construction, structure, second fix, finishing, ready to visit, ready to deliver, delivered, after-sales).
7. Pricing Engine
A pricing grid computes the catalog price from a base price per sqm plus adjustments for floor, orientation and view, enforces a minimum price and a maximum discount, and keeps a per-unit pricing history. Selling below the minimum price requires a dedicated permission.
8. Administrative Permits
A permit register tracks building permits, subdivision authorisations, conformity and habitation certificates, demolition permits and more, with organism, deposit and expected/obtained/expiry dates, responsible officer and a status workflow, plus expiry alerts.
9. Construction Management
Works markets (lump-sum, unit-price, project-management, supply) record company, trade, initial/current amounts, amendments, retention and advance percentages, penalties and contractual dates. Amendments, monthly work situations, site tasks with progress, progress records, daily site logs, quality controls and a risk register complete the site-management scope.
10. Budgeting & Financial Management
Per-program budget lines track initial, revised, committed, invoiced and paid amounts and forecast-at-completion by cost category. Financing records (developer credit, own funds, bank loans, client advances) capture amounts, rate, duration, guarantees, releases, repayments and interest. Fund calls, collections and commissions drive the cash-in monitoring.
11. CRM & Sales
Prospects (with budget, profession, income, wanted type, financing mode, source and interest level), visits, and temporary options feed a commercial pipeline. Options automatically expire and free the unit unless extended.
12. Reservations, Contracts, Schedules, Fund Calls & Collections
· Reservations block the unit, record catalog/final price, discount and deposit, and convert into sales.
· Sales / VEFA contracts capture price, taxes, fees, notary, bank and signature date.
· Payment schedules and configurable fund calls (reservation, foundations, structure, watertight, finishing, delivery...) generate progressive calls.
· Collections are tracked against fund calls with method, amount and date; overdue calls are flagged automatically.
13. Handover, Snagging & After-Sales
Deliveries record the handover process (payment state, keys, PV, dates). Snagging reserves capture room, category, priority, responsible company and resolution status. The after-sales module manages requests by type, priority, guarantee and cost, with a satisfaction rating. Legal guarantees (perfect completion, biennial, decennial) are tracked with start/expiry dates and expiry alerts.
14. Real Estate Command Center Dashboard
A modern, architecture-themed dashboard shows a header band (active programs, planned/secured/cashed revenue, commercialization rate, global progress, planned margin, critical alerts), an interactive building/unit map coloured by commercial status, KPI grids for stock and finance, charts (monthly sales, cash-in evolution, units by status, margin by program) and an operational to-do zone (expiring options, reservations to sign, late fund calls, upcoming deliveries, reserves to close, priority after-sales).
15. Reporting
Decisional reporting spans land portfolio, programs, unit stock, sales, fund calls, budgets by category, markets & works and after-sales, each filterable, printable and exportable to CSV, with per-column totals.
16. Dolibarr Integration
